Schematic Design begins with a series of questions to establish your requirements and develop the initial Design Concept. This phase helps determine the areas, physical requirements and relationships of all the required building spaces and components; building square footage, project budgets, schedule, and milestones.
Design Development starts with the approved Design Concept. Design is further developed into a greater details. Materials, finishes, fixtures, and equipment are selected. Detailed plans and schedules are created. Team coordination with other project disciplines including structural, MEP (mechanical, electrical, and plumbing), civil engineering, and landscape designers is established.Â
Following the Design Development, the Construction Document phase focuses on providing information in the form of final drawings and specifications that enables permitting by authorities having jurisdiction, as well as bidding and construction of the project.
Construction Administration services include Architect's regular site visits to ensure timely project execution; adherence to the client’s standards and alignment with the original design intent.Â
To help clients visualize all design decisions, 3D software are used to turn imagination into reality, resulting in time and cost savings, improved collaboration, and overall greater project efficacy.Â
